Reviewer comments are included — I revise until the permit is approved. Scope changes are different: if the equipment list or array size changes after the draft, that is new work and I will tell you before doing it.

Four steps. You always know where the job is.
No portal to log into, no ticket numbers. You send the basics, I send a price and a date, and from there it is email and a phone that gets answered.

Address, scope, equipment list and survey photos. If you have a utility bill or an existing panel photo, send those too — the service and main breaker rating drive half the electrical design.

Quote and timeline
A fixed proposal with a clear schedule — not an hourly estimate that drifts. Price covers the drawings, the seal, and the comment responses. You know the number before anything starts.

Review and refine
The draft lands, typically within 24 to 48 hours. You mark it up — a PDF comment, a phone call, a photo of the set with a pen on it, whatever is fastest for you. I turn the edits quickly.

Seal and submit
PE-sealed, permit-ready PDF, sheet-numbered and ready to upload. Wet stamp if your AHJ still wants paper. Then I handle reviewer comments until the permit is approved.

03 / Questions I get asked

Can you wet stamp?
Yes. Most AHJs take a digitally sealed PDF, but if yours still requires a wet signature and physical seal, say so at quote time and it ships.
Do you work outside Florida?
Florida and Arizona. If your project is elsewhere, ask — I will tell you honestly whether I can seal it rather than take the job and find out later.
Will my project appear on this site?
Only with your permission. Most of my work stays confidential, which is why the portfolio here is a small sample of 4,000+ projects.
Who do I actually talk to?
Me. There is no design team, no account manager and no offshore drafting desk. The person who answers the phone is the person who seals the set.
Can you review someone else’s set?
Yes — third-party and owner’s engineer reviews for code compliance and QA, whether you are buying the work, inheriting it, or checking a subcontractor.
